The road that leads to Fort Dickerson Park will soon be dotted with duplexes.

City records indicate plans for each duplex to contain two residences. The buildings, located at 3082 and 3084 Fort Dickerson Road, are both three stories tall. They’re across the road from the Lambert Overlook and the start of the Fort Dickerson trail. Chapman Highway runs just east of the properties.

Heh. Also near lots of homeless. The Dunkin across Chapman has restrictions to limit the homeless.

Zero setback

These are two 40' high duplex condo buildings constructed on property previously owned by Crow's garage. The developer received several city variances that enable the coverage of a large percentage of the lot and an unusual zero setback from the property line. It's built right up to the sidewalk.

Put simply, the project as built defaces the entrance to our beautiful park. It is hard to believe the City, after spending so much money to create a new entry to the park, could approve these variances and permit this project to be built. I'm wondering if Karyn Adams - now running for City Council in this district - was on the planning commission when this was approved.

Not beautiful

I'm not crazy about these being built so close to the historic site but the Planning Commission didn't vote on it. These weren't approved or reviewed because they were "by right" in terms of their zoning. The variances were approved by BZA.

There were apparently four, approved by BZA. The front set back to 0 feet; interior side setback to 5 feet on each side; and to reduce the required buffer zone between office and residential to 5’. (I assume the 'buffer zone' was the rear yard abutting the garage lot.)

3082 Fort Dickerson Road

According to KGIS, Dickerson LLC paid $70,000 for the lot, or about $200K per acre. The lot is well above the garage, so it's doubtful there is any hazmat issue.

The lot is zoned Office, which apparently permits residential use.

I'd expect the units (four of them) to sell for something like $500K each.

The sewage was a major project itself, running from the houses on the hill to the city sewer line on Chapman Highway.
